ianna's, as we affectionally know this village guest house, is a renovated olive mill and tobacco drying tower dating from 1750 and today offers apartment style accommodation with B&B and half board options.
An Ideal Location
Gianna’s 35 seat restaurant and pizzeria is easily accessible from the five independent apartments, each with a kitchenette including stove, gas oven, fridge with freezer.
There is a dining and living area with table and chairs and satellite TV. The bathrooms have showers, bidet, sink and toilet. All apartments have independent access, a small terrace with table and chairs sheltered by a gazebo.

Umbria - Ground level apartment forming part of the main building providing a spacious 45 square meters of living accommodation with a single bedroom a double and a single bed to sleep up to 3 people.
Perugia - is the second ground level apartment forming part of the main building providing a spacious 45 square meters of living accommodation with a single bedroom a double bed. A second double bed can be made available in the living area.
Assisi - is the largest of the apartments in the main building and is accessed from the side of the building. At about 93 square meters and can accommodate up to 7 people in two bedrooms each with bathroom.
Trasimeno - forms part of the small farmhouse adjacent to the main house and is on the first floor. It is 45 square meters and has a double and single bed in the bedroom with an optional single bed in the living area.
Cortona - It is the ground floor apartment of the small farmhouse. At 120 square meters is a large apartment and has three bedrooms: 1 bedroom with a double bed and ones single and en suite; 1 double room and one bedroom with bunk beds which share a bathroom.
Outside
The garden and pool areas provide views of the village of Lisciano Niccone and the Niccone Valley. The swimming pool area has umbrellas, table, chairs and barbecue for outdoor dining, sunbeds / deckchairs for sunbathing.
There is free Wi-Fi Internet access and car parking.
Gianna is the chef
Gianna’s restaurant is open for lunch and dinner with a typical and varied menu with dishes that maintain the simplicity of Tuscan / Umbrian cuisine.
Dishes accompanied by excellent local wines and not. Pizza every night, even takeaway and on Fridays you can order sea fish for €30 per person.
When in season try the local pecorino cheese, olive oil, jams, pork sausages and wild boar, or taste the famous truffles and porcini mushrooms.
